Day Cleaning or After-Hours Cleaning for Your Melbourne Office?
Most Melbourne offices are cleaned at night, mostly because that is how it has always been done. It is often the right answer. But plenty of offices would get a better result from a different slot, or from splitting the work across two.
When a regular clean happens changes what you get for the same hours. Here is how the options compare.
The three slots
After hours (evening or night)
The cleaner arrives after most staff have left, usually somewhere between 5pm and 10pm, and has the floor to themselves.
Good for: offices that are full during the day, open-plan floors where vacuuming would interrupt people, and anywhere with confidential work on desks.
Watch for: you never see the cleaner, so problems are only noticed the next morning. Someone has to manage keys, alarm codes and building access. And a cleaner working alone at night needs a lone-worker arrangement, which your provider should be able to explain.
Early morning
The cleaner works from around 5am or 6am and finishes before staff arrive.
Good for: offices that want kitchens and washrooms at their best at 9am rather than at 6pm the night before, and buildings that lock down overnight.
Watch for: a hard finish time. If the job runs over, people arrive to a vacuum running. It suits sites where the scope fits comfortably in the hours.
Day cleaning
The cleaner works during business hours, often as a day porter on a larger floor.
Good for: busy washrooms and kitchens that need attention more than once a day, offices with clients coming through, and workplaces that want someone to call on when something is spilled or runs out.
Watch for: noise and interruptions. Day cleaning works best with quiet equipment and a scope that leaves heavy vacuuming for a quiet time or another visit.
How they compare
| After hours | Early morning | Day | |
|---|---|---|---|
| Disruption to staff | None | None, if it finishes on time | Some |
| Office at its best | Evening | First thing | All day |
| Responds to spills and shortages | Next visit | Next visit | Same day |
| Key and alarm management | Needed | Needed | Usually not |
| Lone-worker arrangements | Needed | Needed | Usually not |
| Staff see who cleans | No | No | Yes |
What about cost?
People often expect day cleaning to be cheaper or night cleaning to be dearer. In practice the time slot moves the price less than the hours on site do, and the hours come from the scope: floor area, washrooms, kitchens and how often. We broke that down in what office cleaning costs in Melbourne.
Where the slot does matter is efficiency. A cleaner working around staff is slower than one working an empty floor. That is why a full day-cleaning scope can need more hours for the same result.
The split option
Many offices get the best result from splitting the work:
- After hours or early morning for the heavy work: vacuuming, mopping, desks, full washroom and kitchen cleans.
- A short daytime visit at the busiest point, often around lunch, to restock washrooms, wipe kitchen benches and empty overflowing bins.
This suits offices with more people in on some days than others. If your floor is busy Tuesday to Thursday and quiet on Monday and Friday, the daytime visit can follow that pattern. More on that in cleaning a hybrid office.
If your washrooms are the main complaint, a lunchtime visit is usually the fix. See office bathroom complaints and how to fix them.
Check your building first
In a multi-tenant building, the times may not be entirely yours to choose. Building management may set access hours for contractors, need cleaners inducted, or have the base-building cleaner working in common areas at set times. Check your lease and ask building management before you change slots. The difference between your cleaning and the building's is explained in base building vs tenancy cleaning.
Knowing the clean happened
If you choose after-hours or early-morning cleaning, you need a way to know the cleaner turned up and how long they stayed, without being there. Ask any provider how they record attendance.
Our cleaners sign in and out of every visit on our app inside a geofence around the building, with a photo. Clients can raise requests and follow them through to the fix in our client portal. For an office cleaned while nobody is there, that is the record that replaces seeing it done.
Which one is right for you?
- Full floor, steady numbers, confidential work: after hours.
- Want the kitchen and washrooms fresh at 9am: early morning.
- Busy washrooms, clients through the office, things running out by 2pm: add a daytime visit.
- Busy on some days, quiet on others: split, with the daytime visit on the busy days.
If you are not sure, start with how often an office should be cleaned, then ask for a walkthrough. We will look at how your floor is used and suggest the slot that gets the most out of the hours. See office cleaning Melbourne for how we work.
